HOW CAN THE CLIENT GET STARTED?
Should the client decide they are interested in a Villa condo unit or cottage home the following are the steps toward home ownership
Villa Condo Building 3000 and 2000:
- Villa Building 3000- They would choose the floor and unit they wanted (assuming it was available) put a down payment of 10% of the unit price. This would be held in escrow until closing.
- Villa Building 2000- They would choose the floor and unit they wanted and put a down payment of 10% of the unit . Since the building is under construction some finish selections and upgrade options may be available depending on when the contract is signed. If upgrades are made then 50% of the upgrade is due at the contract signing. This would be held in escrow until closing.
Cottage Homes:
- On cottage homes the client can choose a building site and home style, pay the 10% of the basic home price along with 50% of any upgrades to begin the construction of their home. Should the client wish to wait to begin construction, they may hold their site for 3 months before we would need to begin the construction of their home. The construction time would be 4-6 months depending on weather and upgrades options. This allows the client time to sell their existing home down size furniture and close on new home.
- Should client wish to begin construction immediately all else applies for 10% down payment, and 50% of upgrades/modifications. They would choose a building site, home plan and any upgrades or modifications. Again the construction time would range from 4-6 months depending on weather conditions and modifications and/or upgrades.
- Once the client has decided that The Village is for them, they would be given a copy of the Disclosure Packet for review and approval. It is encouraged they have their attorneys look over all the documentation.
- The client would need to make all customizing decisions prior to beginning construction.
